Booking Terms and Conditions


The following terms & conditions set out the basis of your contract with ' Leadon View Barn '


On receipt of your booking form and deposit we will send you confirmation of your booking, detailing the final balance due eight weeks before arrival along with directions to ' The Barn '


In the event of cancellation, refunds can only be made if the property can be re-let. Late cancellation would make this difficult therefore hirers are advised to take out holiday insurance. We will refund a cancellation as follows :

56+ days Booking deposit less £20 administration fee.

29 to 56 days 50 per cent of total cost

15 - 28 days 25 per cent of total cost

1 - 14 days 10 per cent of total cost

0 days Nothing refunded

                         

                                       

Our normal weekly letting period runs from Saturday to Saturday unless you have booked a short break. Unless otherwise agreed in writing letting commences at 4pm on the first day of the let , ending at 10am on day of departure.


Leadon View Barn has the right to refuse or cancel any booking, for whatever reason within 24 hours of the booking being reserved. You will also have a 24 hour cooling off period starting from the time the booking is reserved.


The price of the barn includes heating, electricity, all bed linen & towels and Wi - Fi.


The lead guest must be over 21 years of age at the time of booking and certify that he or she is authorised to agree to the booking conditions on behalf of all persons included on the booking form. The full name and address of all members of the party must be provided at time of booking.


We are unable to take bookings from student groups, hen or stag parties


The sleeping capacity shown ( 6 ) is the maximum number of people allowed at the property and in no circumstances may the number of persons exceed this. You must not bring additional camp beds to the accommodation or allow tents, caravans or campervans.


Leadon View barn must be made aware of any changes of guests, ages of children under 16 and number of pets prior to the start of your holiday.


If for any reason the barn becomes unavailable on the dates you have booked such as the barn being unsuitable for letting then all the rent and charges paid in advance by you will be refunded in full. In the unlikely event of non availability you shall have no further claim against ' Leadon View Barn '


Any requests for bringing dogs with you to Leadon View Barn must be made at the time of booking. Please bring all your own dog bedding, towels etc. No other visiting dogs may be taken into the property unless they have been booked in with us and confirmed in writing to you. ( Maximum 2 ) As some of our guests are non pet owners and have allergies pets are only permitted at Leadon View Barn with our prior consent and confirmed in writing to you. Friendly dogs with well trained owners are welcome to stay at Leadon View Barn on the proviso that they are kept under control . Dogs must not be left unsupervised either in the barn or in the garden at any time. ((Livestock in neighbouring fields )


Assistance dogs are permitted in the property but you must notify us at the time of booking.


No dogs under twelve months old are permitted to stay at ' The Barn' without prior written consent of the owners.


No other domestic pets are allowed at the property.

A security deposit of £150.00 is required to cover any possible damage during your stay. This is payable with your balance 8 weeks before your arrival date. This is normally returned in full by cheque within seven days of your departure date if everything is in order. ' The barn'. will have been thoroughly checked, cleaned and prepared before your arrival. If you find any discrepancies with the state of the property please notify us as soon as possible and certainly within 24 hours of your arrival. Any loss or damage caused after this will be deemed your responsibility. It therefore may be worth checking with your holiday insurance company whether they will cover you in these circumstances. If a loss or damage does occur during your stay please inform us as soon as possible to agree the level of charge to be paid / deducted from your security deposit. 


Whilst you are staying at ' The Barn ' it is your responsibility to keep the property clean and tidy and to leave it in this condition at the end of your holiday. It is also up to you on departure to leave the property including all equipment and utensils clean and tidy. Any excessive cleaning required following your stay will be charged against your security deposit. ( minimum £25 ) Our aim is for you to have an enjoyable time whilst on holiday at ' The barn ' however we would also ask you to respect ' The Barn' and its neighbours and do not disturb or cause any offence in any way.


The property cannot be used for any commercial purposes, nor sublet or assigned to anyone not accepted by us as a party member.

There is enough parking space for two average size vehicles in the drive. Should you have a larger vehicle or an additional one there is a small layby outside the property.


The use of the facilities at ' The Barn ' are entirely at the visitors own risk. We will take every precaution to ensure that all the facilities are maintained to advised safety standards . The owner shall not be liable to the client for any temporary defects to any equipment, garden or any other appliances or for any loss which is the result of matters outside the owner's control. Leadon View Barn shall have no liability for any deaths or personal injury unless it results from the negligence of Leadon View Barn, owners or employees. In addition, the owners accept no responsibility for the safety of , or the loss or damage to the guest's possessions whilst at ' The barn ' unless the damage or loss is caused by the negligence of Leadon View Barn, owner or employees.


It is the responsibility of the lead guest to keep all the guests in their party safe.


Whilst we make every effort to make sure you have an enjoyable holiday at Leadon View Barn things can from time to time go wrong. In the rare event that you discover a defect or breakdown at ' The Barn ' please notify us as soon as possible so that we can rectify the problem as we will be unable to compensate for complaints raised after the end of your holiday.


In order to process your booking , we will need you to provide full names and addresses of all the guests in your party.

Please note that in accordance with current legislation smoking is not permitted in ' The Barn '. If you or any member of your party would like to smoke outside, you should use the ashtray provided as carelessness with cigarettes can cause considerable damage particularly during the dry summer months. Candles of any description are not permitted in ' the barn' as not covered by our insurance policy.


We are of course delighted that you have chosen to have your holiday at Leadon View Barn particularly if it coincides with a special occasion. However please be aware that no parties, events or gatherings may take place at ' The Barn ' which exceeds the maximum agreed occupancy number unless you have our prior consent in writing.
